In brief the resort will have 9 major hotels, 3 golf courses, 840 berth marina, huge commercial centre, water park, sporting facilities. I have researched mortgages in Morocco for a property I have brought completing in 2009. There are various agents who can get mortgages, but they seem to charge a hefty set up fee. They are English speaking and you can take all your douments into their London Branch. They seem reasonably priced and if you go to them directly you save a heap on fees. Im currently considering whether to raise finance in uk or try a Moroccan mortgage so im making as many enquiries as possible.
So, we are now at the stage that our personal income is not enough to increase the UK mortgage as you can not include the income from foreign and UK rents. Foreign mortgages also look at your personal income and rarely include the rent, but look at affordability a different way, so for us this was possible whereas a UK increase is not. Obviously whichever scenario is used you have to be sure you could finance the mortgage yourself if for some reason you did not receive any income from the investment!
Does anyone else have any advise as to how they have financed purchases as the affordability criteria reduces with each purchase? Assuming each purchase is self financing from rent (and one can afford to prop it up for a time if necessary) can you then ignore that outgoing? Anyone got any info on currant prices within Morocco what is the cheapest development available at this time and where is it?
This probably isnt the very cheapest, but I would be very careful if looking at that bad credit loan lenders guaranteed approval end of the market.
Initially, yes, very silly - for a mostly unproven tourist destination, at prices that only Europeans can afford and lets face it in a country that doesnt even have the infrastructure for tourism yet. Secondly, this is the entry price, prices in other emerging markets have risen to these levels gradually after several years, alongside online installment loans texas the local populations wealth. But, then on more thought, why shouldnt supposedly quite luxurious and well planned tourist accomodation in (almost! Its the payday loans grande prairie effect of globalisation, a 2 bed appartment on the beach catering for European tourists costs pretty much the same everywhere.
Bring into account personal loans in maryland the uber-rich Arabs and then even Saidia and Al Houara at up 3 times this price could be realistic.
On balance though, I do think as these are mostly tourist developments (not residential) and there are few tourists at present, paying such an inflated prices and hoping for anything other than a longterm profit is a bit ambitious. I agree with you sunnyshores its all to do with the tourist side of things,As you say it looks like it will be a while before anyone sees any real return on their investment unless things take off in a big way. Due diligence (deeds, survey) must be carried out on the property. You also need to consider the purchase structure (individual name, company name... The Town Hall is very slow to process applications. The medina in Tetouan is like was Marrakech twenty years ago, some wonderful riads just falling down for lack of interest. I hate to see it and hope somone interested in restoring them would see what a bargain they are and catch them before it is too late. It has been a long time we has interesting posts in Morocco. Due diligence (deeds, survey) must be carried out on the property. You also need to consider the purchase structure (individual name, company name... The Town Hall is very slow to process applications. Absolutely I agree, it is a very profitable investment the catch is that it does require personal involvement. Everything I have done so far to build up my business in Fes, I have done it following the rules it did not help much and still had to bribe people to get things done. I have waited one year at eight months to get my title from the Conservation Fonciere. I have followed by the letter the Dahir du 9 Ramadan 1331 which regulates the immatriculation of properties and nothing was happening. I hired a lawyer and sent letters to the head of Conservation Fonciere but nothing. I simply needed to pay the person in charge of my application (which so far had refused to do) to magically unblock everything and get my title.
When it came to getting an authorisation pour construir (building permit),I presented my easiest loan to get plans and all the paperwork required and the commision from the City hall ( Baladia or as I call it Shfaradia from Shfar that in moroccan means thief) kept on denying permission based on some inexistent ground. All it took was a bribe to reach all the members of the commision ( like throwing a piece of meat at hungry wolves ) and again, like magic, permission was granted.
Whilest walking in his beautiful garden, the head of the commission pointed out at some of the fruit trees in the garden and commented: It sure looks like your trees will bring you lots of fruits for you to enjoy... I hate to see it and hope somone interested in restoring them would see what a bargain they are and catch them before it is too late. I know how you feel but I also believe that Moroccans should take some of the responsibility to save their history and heritage. UNESCO has pumped in a lot of money and the King himself has launched many programs of restauration of old riads and dars throughout Morocco. Most of the funds have gone into the pockets of greedy people and not much has been done to condamn and fight corruption in this sense. On the other hand when a foreigner embarques in a restauratin project, cash loan no credit check he gets no support from the authorites but only aggravations and attempts to make money out cash loan no credit check of our love for Morocco. I even had an ADER engineer working on the restoration of my XIV century house to find out that all the work that he had done was compromising the stability of the house ( use of low quality wood, cracks in the wall being hidden by cheap plaster instead of being fixed by using traditional bricks and harash. All because it was better to put the money I was paying in his pocket and not on the house...
